Choosing how to bring a home to market is a consequential decision. The useful conversation begins with what the seller wants to accomplish, what prospective buyers will be able to discover, and how the result will be judged. Those questions deserve more space than the name of a marketing program.

The language surrounding listing exposure can make different choices sound interchangeable. Private. Coming soon. Delayed marketing. MLS listed. Publicly available. Each description needs a second sentence explaining what actually happens to the listing. Where does it go? Who can see it? What must they do to gain access? When does the clock start?

Our view at twenty-two Intelligence is that a durable approach keeps five things visible throughout the decision: distribution route, consumer access conditions, elapsed time and history, seller objectives, and measured outcomes. They belong in the same conversation, with each described on its own terms.
