Five Questions for the Seller Conversation
A six-panel guide for listing consultations and leadership discussions.
Briefs · Short takes, event notes and quick guides.
A practical way to structure the listing exposure conversation: begin with the seller's priorities, map the route, test access, preserve the timeline and decide how the result will be reviewed.
Where does the listing go?
Name the distribution routes. Record who receives the listing, when each route opens and which restrictions apply. Verify the destinations instead of treating a status label as a complete exposure map.
What must a buyer do?
Test discovery, registration, visible details, inquiry routing and showing access. A login is an access condition. Its effect on reach or outcomes needs evidence.
When does the clock start?
Keep the full marketing timeline. Record stage dates, price changes and status changes. Label time within a stage separately from total elapsed time.
What is the seller trying to accomplish?
Write down the seller's priorities and trade-offs. Agree on a review date and what would trigger a change. Assess offers, terms, costs, timing and the seller's experience against those priorities.
What supports the recommendation?
Read the comparison group, market, period and method behind a research claim. Keep limitations beside the finding. A useful recommendation makes the seller's next decision clearer.
These are an evaluation framework, not a predicted price effect for any particular route.
