Share

An independent, evidence-based knowledge guide for MLS, association, and brokerage leaders. It sets out what single point of entry actually is today and what is live versus announced. It asks what changes for listing origination, the authoritative MLS record, and bargaining leverage, and what leaders should decide in the next 12 to 24 months.

The questions it answers

  • What does "single point of entry" mean? The term is used in several different ways.
  • Which tools and models are in production, which are announced, and which have ended?
  • What must stay authoritative at the MLS, wherever a listing is created?
  • How do MLS-run, brokerage-run, and vendor-run approaches shift control, cost, and dependence?
  • What conditions should an MLS require before enabling, piloting, or operating a pathway?

How we keep it independent

  • twenty-two Intelligence holds final editorial control. Research questions, conclusions, and publication timing are not subject to anyone's approval.
  • Underwriting is open to multiple organizations, including competitors, on identical terms. Underwriters may correct facts about themselves only. They never see drafts, other participants' input, or raw notes.
  • Every provider's claims, including an underwriter's, are held to the same evidence standard. Verified facts, claims, and unknowns are labeled as such.

Take part

  • Interview: 35–45 minutes by video or phone. You choose the terms at the start: on the record, attributable background, or confidential background. Quotes are used only with your approval.
  • Leadership pulse survey: about 10 minutes, for MLS, association, brokerage, and technology leaders. Reported as a directional leadership read with the sample disclosed, never individual responses.
  • Data contribution: anonymized monthly counts, January 2025 to present, of listings created or updated by input path. Reported in aggregate or with your permission.
  • Technology walkthrough (providers): a sandbox session with synthetic listings covering a normal listing, a rejected entry, a conflict between systems, and a recovery from an outage.

Raw interview notes and individual survey and data responses stay with the research team. They are never shared with underwriters or any other organization.
